Why You Should Get A Radon Test
Scientific proof does exist that shows radon gas is a human carcinogen. Prolonged exposure to high levels can cause lung cancer. There are millions of homes and buildings that contain high levels of radon gas. Approximately 2,000 to 3,000 people die each year from long term exposure to high levels of radon gas.
The EPA, American Lung Association, National Cancer Institute and the office of the Surgeon General recommend to have all homes being purchased to have a radon test below the third floor. Radon gas is colorless and odorless. Doing a simple test will determine if a home has high levels of radon gas. EPA recommends mitigating homes that have high levels of radon gas and there are straight foward ways to reduce the levels in virtually any home.
The cost factor of a mitigation system could be as much as $2,000.00. Should you decide not to have a radon test done at the time of the inspection, the seller will not be responsible for installing a mitigation system.
Where is radon gas found
Radon has been virtually found in homes in every state. It can exist in any home, whether it is a new construction or you are purchasing an existing home. All homes with a walkout basement, a crawl space or built on a slab. They are all susceptible.
How is the test performed
PSE Home Inspection Company performs the test with Liquid Scintillation Radon Gas Detectors. The test takes 48 hours to perform. The gas detectors are then sent to the laoratory for processing. Processing is done in a controlled enviroment under strict supervision. After 48 hours the results are available.
Is remediation difficult
No, the cost of remediation is efficient and relatively easy to install by a professional contractor. After the 48 hour test period show that the levels are in excess of 4.0 pico/Curries per liter, a piping system with an internal fan from the sub-slab airspace can be installed to reduce the gas pressures under the slab. Doing this will reduce the levels of radon gas in the home. The cost is typically $800 to $2,000. |
